Chip Carpenter is an expert of real estate/estate auctions specializing in residential, farms, recreational, commercial and estate properties. As a lifelong resident of Sunbury, Ohio; Chip and a full advertising and marketing team provide an extensive knowledge of the Central Ohio market. Chip is a graduate of Big Walnut High School (1983), the Missouri Auction School (1983) and Wilmington College (1987) with a bachelor’s degree in agriculture.
In 1984, Chip started as a licensed auctioneer before being licensed as an agent in 1987. A broker since 1999, Chip partnered with United Country Real Estate | Real Estate and Auction Services LLC of Columbus, Ohio in 2015. Since starting his auction and real estate career, Chip has actively sold real estate in all 88 counties of Ohio focusing largely in Delaware, Licking, Morrow, Knox and Franklin Counties. He’s also worked with local attorneys on the sale and distribution of estate and guardianship assets.
Chip is a member of the Ohio and National Auctioneers Associations, the Ohio and National Board of Realtors and is on the board of directors of the Hartford Independent Agriculture Society.
Chip and his wife Wendy raised their two children, Lindsey and Austin, on a family farm featuring Black Clydesdales, freezer beef and hay in Delaware County. 4-H and FFA have been a passion for Chip since he began showing livestock at an early age.

Cindy joined the United Country family early in 2018 with over 35 years of administrative experience, including being an Ohio licensed property and casualty insurance agent, the Executive Director of the Sunbury Chamber of Commerce and a legal assistant for a local law firm. Her background with these varied experiences makes her a great asset to the United Country Team. In keeping up with a busy real estate agency and also the auction side of things, part of her responsibilities are to make sure all of the different websites are up-to-date with our listings and auction information. She also handles all the bookkeeping duties and everything else that goes along with general business operations of the office.
In her free time, Cindy enjoys traveling, gardening, bicycling, reading, sewing and spending as much time as she can with her kids and grandkids.
Ryan finds working independently a strong plus to his working style. He gains satisfaction in independent strategizing and executing a plan to fruition benefiting both the company and his clients. However, opportunities to work with a team, as lead or participant, he finds are great ways to encourage creative thinking resulting in greater productivity.
Ryan’s “client-centered”, easy-going style of working has been essential to developing good client relations and contributes to the success of United Country Realtors and Auctions. He is a member of the Columbus Board of Realtors and will soon have his Broker’s License.
He is best at seeing the “big picture” then backing into the details of a client-focused strategy. He enjoys the challenge of helping clients envision the possibilities and creating a working plan for their property regardless of the property size. He believes all clients deserve to be treated with respect, feel they are being heard and expect their buying or selling needs to be met with professionalism and integrity.
One of Ryan’s many interests includes flying camera drones, which he incorporates in his business. He continues to seek out and improve ways to better photograph properties with a drone to highlight the best aspects of a property, especially in remote areas. As a life-long resident of central Ohio, Ryan is knowledgeable in both cities and rural areas.
In addition to drone flying for business and pleasure, Ryan enjoys rock climbing, camping, primitive hiking, lake fishing, cooking for friends and family, and especially, leisurely exploring the beaches on Anna Maria Island, Florida.
Dave is a seasoned veteran in the southwestern Ohio real estate market. Being a licensed real estate agent since 1985 and a broker since 1995, he brings a vast array of insight to the real estate industry. Dave has also been associated with the auction profession as a licensed auctioneer since 1985. He has been involved in all types of auctions from real estate to personal property to auto auctions over the past 30 years. Dave is uniquely qualified to assess and evaluate all of your real estate and auction needs.
Don is a consummate professional with more than 20 years of real estate experience in Ohio. Specializing in the acquisition, development and sale of vacant land, Don works with both buyers and sellers to help them make educated real estate decisions. He has also led numerous seminars for clients and customers, including "Build on Your Lot" information sessions. Don also enjoys restoring old homes and barns.
With a strong background in business and client service, Dave Erickson has been assisting Central Ohioans with their real estate dreams since 2011. Working with his wife Kay, Dave is an expert at understanding the specific needs of his clients and bringing his vast business experience to the table, to the advantage of those he works with.
Specializing in rural and recreational real estate, Dave has experience working with the traditional listing process as well as real estate auctions.
Originally from rural Wisconsin, Dave currently lives outside of Sunbury, OH, and recognizes the special needs of those looking for agricultural, recreational or rural real estate. Particularly skilled at working with first time buyers, Dave remembers his first time purchasing at auction and applies that knowledge to easing the anxieties of those who feel out of their depth during a real estate transaction.
With more than 25 years of business experience, Dave brings impeccable communication and project management skills. Prior to his work in real estate, Dave worked as a manager for a major utility company in a variety of capacities including engineering, operations, and project management. He has a Bachelor of Science in Electric Engineering from Michigan Technological University and a Master’s Degree in Business Administration from IMPAC University.
Kay Erickson, alongside her husband Dave, works diligently to assist with the real estate needs of both buyers and sellers. As a native of Columbus, now living in rural Delaware County, she’s familiar with the unique aspects of both suburban and rural living. As such she’s equally skilled representing clients looking at both options. Plus, having purchased property at auction gives her an edge, elevating her sense of understanding, allowing her to competently advise her clients in the most efficient way. Through both auction and traditional sales, Kay has a complete understanding of client needs.

Ryan Biltz is an Eastern Ohio land and farm professional with experience in selling farmland, hunting properties, timberland, residential homes, and investment opportunities. With a BS degree in Agribusiness Management and Rural Development and a minor in Soil Science from West Virginia University, he has further education that has proven to be beneficial to his clients.
Ryan enjoys using the technology and tools available in today's marketplace to get maximum exposure for properties through the United Country platform and strategic partnerships like Realtree, Ducks Unlimited and John Deere to name a few. He is a firm believer that it takes special skills for rural properties compared to those found within city limits.
Ryan resides in North East Ohio where the auction sales platform is the preferred method of selling. As he is an auctioneer and believes in the auction method of marketing, he understands there are several ways to maximize price and seller goals. He finds great pleasure in sitting down with sellers and listening to what they are trying to accomplish and then to come up with the best approach that will meet and exceed their expectations.
